Be a slumlord? Okay, I got your attention, now the truth. I really don't recommend that anyone endanger their renters with unsafe housing. Much of what people call slumlording though, is simply providing reasonable housing for those with low incomes. It is of benefit to the renter AND the landlord.

Why Do People Rent Dumps?

People rent not-so-nice places because they can afford to. A house that needs paint, has old rusty hinges on the doors, and a dirt driveway - this is a house that cost less to buy, and therefore can be rented for less. Anything major that the landlord does to improve it will result in higher rents, and possibly drive the renter away.

In fact, this often happens. A few years ago my own town enacted its first rental regulations. The fifteen pages of new rules included many non-safety-related requirements, like a minimum of windows, to allow natural lighting, bedroom square-footage requirements, and no peeling paint.

These things are done in the name of low income renters, and yet the result is always the same: higher rent. With that and the regulations against mobiles homes, low income families are moving further away from town and jobs. I mention all this to let you know that if you offer an ugly, but safe and affordable rental, you are providing a real service.

Why Invest In Low Income Housing?

If a nice two bedroom house in a small town costs $130,000 and rents for $800, an old mobile home on a lot will probably cost $45,000 and rent for $500. Notice that the house costs almost three times as much, but the rent you get isn't even doubled. This means the mobile gives you MORE CASH FLOW. That is why old houses and mobile homes (on land) are such good investments.

It's important to note that you'll have more risk and management problems with low income housing. Repairs come up more often, and rent will be late more often, on average. This is why you deserve a higher rate of return. Otherwise, who would want to provide low-cost rentals?

Treat your renters well, and make your places safe. Do these things, and you can enjoy a good return on your investment - even if some want to call you a slumlord.

Well, basically, setting up a blog means that you are creating a little space of your own on the Internet where you can make posts about anything that interests you. Of course, if you are going to be blogging on a variety of topics, the best way to make money with it would be to have different blogs for different topics otherwise your blog will be just one big jumbled mess that nobody would want to read about.

So what topics should you blog on? Well, I would suggest blogging about your own interests or favourite hobbies. There are always people out there who could learn from your specific experience.

Let's say for instance your favourite passion is your love for dogs. You could blog about anything pertaining to dogs. Do you know how to potty train a dog in a week? Lots of people would love to know how to get their dogs not to do their potty work inside the house :) Or do you have a recipe for a dog biscuit that your dog absolutely adores? There are lots of people who absolutely adore their dogs - I am one! And they do a lot of searches on the topics of dogs, cats, puppies, kittens etc. So why not make some money out of sharing your own knowledge to help those people? Share your tips with them and they will just love you for it!

So, how would you make money out of having a blog even if you don't have a product to sell? One word: Adsense. Adsense is a program offered by Google that pays webmasters and blog owners to display Google ads called Adwords on their sites, and if you have a blog that gets many visitors, they will click on the ads which means that you will earn money from it. Some tips before you apply for the Adsense program:

1. You have to have an existing blog or an existing site.

2. Your website has to have at least 10-15 pages of relevant content. If you have a blog that you want to apply adsense to, you have to have at least 5 or more posts on your blog.

3. Your blog or site must have a clean, easy to use interface. No under construction pages or broken links, or too many animated gifs, or pop ups.

4. You don't have to have a professionally designed website or blog. The simpler your site is the better for the search engines to spider, and the better it will be for your visitors to navigate.

How to get a blog? You can either have blog that you can host at your own website, like Wordpress Wordpress is an easy to set up php script that is free for download.

Alternatively, you could use any of the free blog services like: Blogger to set up a blog that will be hosted on their server.

So to recap: Select a topic that you would like to blog about, set up a blog, make a couple of posts a day on your blog, wait about 5 days, then apply for the Google Adsense program.

Once you have been approved for Adsense, you should submit your blog or website to the major search engines. If you don't know the major search engines, do a search for "free website submission". You will find that there are a lot of sites that will allow you to use their services for free to submit your site or blog to various search engines.

Their are various blog directories that you should also list your blog with. Once again, do a search for blog directories, and submit your site to all the the ones that you can find.

Tell others about your blog, your family and friends etc. Ask them to tell others about your blog. That way you will start getting instant traffic. Just a word of caution: do NOT ask family and friends to click on your adsense ads, and under no circumstances should you click on any of the ads yourself - that is a sure fire way of getting banned by Google and you will have lost a valuable income source!

The question I get asked a lot is what is the easiest way to make money online. Now this depends a lot on you. There are many different methods and you need to choose the one which works best for you. If you enjoy writing then you need to start a blog and update it frequently. If you have a good product then you need to sell it online. If you not original enough to think of a product for your own niche then you can sell other people's products using affiliate marketing. The possibilities are endless. You just need to make a decision and choose something that suits your personality.

I am going to share with you my favourite way to build my business quickly. Before I used to market mainly with search engines, but with the change in search engine algorithms this is becoming more difficult and can be frustrating. It can take up to a year to get good rankings. I use a popular social networking site Ecademy. You can build good contacts for your business there. You can also place marketplace listings optimized for your keywords and get good search engine rankings within a number of days. You can use this traffic to drive to your site or blog and earn money from it.

The other favourite method that I like to use to make money online is to write articles and submit them to the top article directories. Usually I get traffic within days of submitting and in the longer term when search engines index these articles I also get traffic from the search engines. Now I already have established credibility and trust through the article and the leads generated from these are more likely to buy my product or follow my affiliate recommendations.

Once you have chosen the method to make money online you need to focus on it for at least six months. Any business takes patience and focus. The longer you are in business the more stable it will become.

Research your competitors to see how they are making a profit in your niche market. You will likely see ideas being implemented that you had not considered.

Step #3: Copy Their Recipe And Add Your Own Flavor

The beauty of niche marketing online is that you can easily find out how others are making a profit in your niche market, copy their process and test the market. But, that is only a starting point. There is always room for improvement in marketing processes. So, start by watching and copying your competitors. Then, test and tweak the process to try to make it more profitable. If you have a website about a topic you enjoy, you can make money from discussion forums. Talk, post links to your site, get traffic. Traffic means money, right? If not, try different affiliate programs or Google Adwords. The worst sites should get a couple cents per visitor. Now here's how to talk and make money.

Search "forum" plus the topic of your site on Google or Alta Vista. For my first site, I searched "backpacking + forum" and in the pages of results I found several good forums. I also searched related topics like "hiking" too. You can also check about.com, and other sites that have forums on many topics.

Registration is usually giving your email address and choosing a password. Some forums allow guests to post without registering. Once registered, browse the forum topics, and post a response to anything, just to "learn the ropes".

Income From Discussion Forums

The point of posting in forums is to get readers to come to your web site. Sure it's fun to give advice and discuss things of interest to you, but that's secondary. With that in mind, do the following:

1. Always link to your site. If they don't allow any links, find another forum.

2. Don't "spam." Sales pitches will be removed. Offer honest advice, or express an opinion, then sign off with your name and the link to your site.

3. Ask for help from others. This is an effective and acceptable way to "advertise." Enter a topic like "Can I get some advice?" and post something like, "I just started a meditation site. If some of you would visit and tell me what you think, I'd really appreciate it." Have a link to the site. People love to help, and to give opinions, and they'll click on those ads while they're at your site.

4. Look at total "views." Many forums show the total times each "thread" has been viewed. When you see some with many more than others, get in on those, or start a new thread on the same topic. Go where the traffic is, and get some of it.

I didn't like the idea of forums until I made a few posts, and saw my traffic and revenue climb for days afterwards. That convinced me. Just be polite, offer some value to others, and always have a link to your site. Many other secrets of using forums are covered in my newsletter, but this should be get you started. If you send email recommending product and someone unsubscribes from your list, you should be happy! The person who went away from your list wouldn't have bought anything from you anyway! The sooner you get rid of tire kickers the better!
