The term flipping seems to be everywhere nowadays, including in the titles of a number of television shows that have attracted loyal followings. That means lots of people are interested in buying houses and reselling them at a profit. That's the good news. The bad news is that there's considerably more competition for fixer-upper homes than there was before the concept became so popular among television viewers.

But that doesn't mean there isn't still a significant amount of money to be made buying and reselling homes. Here are three tried-and-true ways to succeed at becoming a successful home flipper.

Fixing and Flipping Houses

The first one is the most popular, and the concept is quite simple (at least on the surface): you find a home that's in need of repair or upgrading, you go in and do whatever work is necessary, and then you put the home on the retail market. Depending upon where you live, how hot your market is, and how good of a bargain hunter you are, you can sometimes make $25,000 (or much more) on a single transaction.

There are some dangers involved in that strategy, of course, including paying too much for the property in the first place and then in underestimating how much the repairs or upgrades will cost. In fact, the latter situation provides one of the most common points of tension in the various television shows devoted to flipping houses, so it's best to have a solid knowledge of home prices and repair costs before you attempt any flipping method.

Fix, Hold, and Sell Later

A second method that works well is to buy a rundown house, do whatever it takes to bring the property up to standard, and then to rent the home on a lease-option basis. There are some advantages to this method. First, you can get a potential buyer into your home without having to pay a real estate fee. Second, you'll be getting a renter who genuinely wants to buy the home at the end of the lease, so they'll take better care of the property. Finally, there may be some tax advantages to you if it takes more than a year for the lease option period to expire. Check with your tax advisor for more details on that.

Flipping Houses

A third method requires a greater knowledge of home prices and repair/upgrade costs, but it can make you a considerable amount of money without having to do any repairs yourself. That method involves finding properties and reselling them to other investors on an as-is basis. You won't make as much money per transaction, since you'll have to sell at a below-market price to the next investor, but depending upon your market and how good you are at finding bargains, you can flip those properties faster, since you won't be doing any repairs or upgrades before you turn around and resell them.

Fixing and reselling homes has been an investment strategy for centuries, and will continue to be a popular investment option as long as folks still live in houses. You can get your piece of that pie if you shop hard, estimate carefully, and know your market!

With the availability of almost any subject, and I mean almost *any* subject, a video can address why not use the opportunity to have some fun, learn a lot and perhaps make a few extra dollars along the way. It may even help pay for all that equipment you've been wanting.

Speaking of equipment, actually you need very little to start. Of course, you will need a camcorder and computer to upload to the video server. Nevertheless, take heart; you do not need anything near broadcast quality equipment, especially when just starting.

When looking for a camcorder, carefully consider the MiniDV format. While the newer MiniCD and internal hard drive camcorders do offer convenience, these formats do not lend themselves to the easy editing like the MiniDV. One thing you do not want to use is anything with analog tape, such as VHS or Super 8. While these were once/are popular formats they are not digital, therefore editing is much more difficult with these systems.

Another consideration is a camcorder with an external microphone jack. While almost all entry-level camcorders will shoot an adequate video (adequate may not necessarily be professional), without a mic jack the sound will suffer. Videos with only adequate video and poor sound will not be successful; indeed, it may even be a determent for your future videos if someone buys your poor sounding video first. Remember---Sound Matters!

One entry-level camcorder I have used and can recommend is the Canon ZR800. Currently (March '08) the ZR800 can be purchased for under $200 US Dollars. This camcorder has a mic jack and is likely the only one you will find for less than $500 that will have one. In addition, the picture quality is OK for a DIY video.

Another critical must have is some type of lighting setup. A very common lighting unit is a converted halogen shop light. These lights can be found at many big box stores such as Big Lots, Lowes, Wal-Mart, etc. While they provide a lot of light, it is a harsh light and needs to be toned down somewhat for video use. One good way to do this is bounce the light off a nearby wall or use foam board to reflect the light back to your subject. In a pinch, aluminum foil over cardboard or a reflective auto sunscreen will do.

Now back to the microphone (mic). While you can spend hundreds or even thousands for a top quality microphone, likely that is out of the question for most people just starting out. One suggestion is look on eBay for a lapel condenser microphone or a shotgun microphone. One piece of advice; if you are using the ZR800 you need to get a condenser microphone with a built in power supply. This built in power supply (pre-amp) is usually powered by an AA or similar battery.

When I first started, I used a microphone that cost less than $20. While I do not recommend you go this cheap, it does show what you can do on limited funds. Trust me on this one, the $20 mic sounded MUCH better than most built-in camcorder microphones.

You need some way to get the video from your camcorder into your computer; Firewire is the most common and preferred way. When you purchase your camcorder check to see if a Firewire is included or if it is purchased separately. Here's a tip. If the camcorder you are considering does not include a Firewire cable, buy one off eBay. They are much less expensive there than at the local Best Buy/Circuit City type of store.

Furthermore, make sure your computer will accept Firewire, otherwise you may need to install a card to accept the cable. It's an easy install.

You already have a movie editor if you are using Windows XP or Vista. It's called Microsoft Movie Maker. Movie Maker is an easy to use, excellent piece of software that will take you a long way on your film making journey.

The final piece of required equipment will be some type of backdrop. An uncluttered wall or even a bed sheet will do. Just make sure there is nothing in the background that will distract from your message.

Think you are ready to shoot your DIY video? STOP! Now is time for planning or storyboarding your production. Time spent here is some of the most valuable you will spend. Think about shooting your video in 4-5 minute sections to keep viewer attention. Plan what you are going to say, do you need any props? Special set up? Etc?

What should you expect from your stock? Well, a good rule of thumb is to look for stock with a better yield than Treasury Bonds, otherwise you should just invest your money in National Debt where it will be safe as houses. But since profit is very closely related to risk, you should be very careful and do your homework thoroughly before investing your hard-earned money in stock with a very high return - odds are it will also have very high risk indexes. This is a principle in finance (and dare we say, in life): the greater the potential return, the greater the amount of risk that an investor must be willing to take. This is so that investors feel compensated for taking on additional risk, and this is why Treasury Bonds have such a low return rate - they are among the safest investments around.

However, if you like risk and are not above a little gamble every now and then, let us tell you about the main risk measures, Alpha and Beta, using Party Poker's stock PRTY as an example.

At the time of writing, these are PRTY's risk measures:

Alpha: 0.0265 Beta: 1.2942

The Alpha measures risk relative to the stock itself: if the analysts say that a stock should earn 10%, but it actually earns 15%, the Alpha would be 5%, or 0.05. In the case of Party Poker, in this particular quarter the stock performed 2.65% lower than was expected buy the market, hence the negative before the index. This on its own doesn't mean it performed badly - you have to know what the expectations and the historical performance of a stock are to make an educated decision.

The Beta coefficient is a little more difficult to explain, but it is roughly a measure of the tendency of a stock to move with the market (for instance if the market as a whole went up or down.) A Beta of 1 means the stock's price will move hand-in-hand with the market, less than 1 means it will move less than the market, and in the case of Party Poker it means that in theory it is 29.42% more volatile than the market, so in case of a market rise it should (again, in theory) go higher and in case of a market low it should drop further than the average. The Beta index is more widely reported, and can be found easily in most stock summaries.
