When youre starting your business the worst thing you can do is make an emotional decision based on hype surrounding a product or your own enthusiasm for an item. Not everything works well on eBay and its incredibly easy to lose money rather than make it.

If you just jump right in and spend $500 on getting a couple of digital cameras to sell, youre going to struggle. You wont know how eBay works. You wont know how to get the best prices on eBay. Youll flail against masses of competition and youll find buyers will treat you with caution because you have zero or very little feedback. If youre lucky youll make $50 on your investment. Now, this wasnt just a fluke. Let me tell you why this idea was ultimately successful:

(a) I spent quite a number of hours researching the market for this product before I purchased the wholesale lot.
(b) I sold during the wedding season when demand was high.
(c) I had excellent photos.
(d) I used $1 NR when the few other cake toppers available started at $40-$60.
(e) I ended the listings at peak times.
(f) Because the items were small and low cost there was very little postage costs and eBay listing and success fees were low.

Third, send targeted traffic to your offer. You have the BEST solution to a problem. Now all you need to do is get your solution in from of the people who have the same problem and can benefit from the solution.

So, you're probably thinking, "How am I going to do all this without a website?"

Here's how you can get all this done today. (Yes, that is not a typo, I said TODAY!)

Join a service that allows you to plug YOUR affiliate links into high quality affiliate programs AND provides squeeze pages, ebook incentives to sign up, follow up messages and BONUSES when the person purchases. Yes, this marvel does exist, and I'll show you where in my resource box.

Next, you need to have an Autoresponder service. This allows you to build YOUR list while promoting someone else's product. This is where you'll load the follow up messages and further offers about related affiliate products.

How to Make Money in Commercial Real Estate

Commercial real estate investment is like any other investment. You have an end goal - making more money than you spent. The processes, and setting your objectives, offer a great deal of latitude in how to turn your initial investing dollars into a solid profit potential. The essence of this is asking the right questions before you acquire the property, not only about the property and seller, but also about your objectives with it.

The risky way to make money on commercial real estate is to "flip" the property - to invest in one, do renovations, or bring in new long-term tenants, and then sell it for more than you paid for it. This requires a decent understanding of your local commercial real estate market, market timing dynamics, and a lot of research. In many cases, it's best to start lining up the buyer before you line up the property to sell. Other times, it's simply a matter of having a piece of property at the right place and right time when an investor comes through, or when a city is expanding.

The more conventional approach to commercial real estate investment is a "buy and hold" strategy. You buy the property, invest in improvements, and bring in tenants who bring a good revenue stream with them. A general rule of thumb is that the revenue stream should be at least 20% greater than the monthly costs of maintaining the property, including labor, periodic fixes for damages, expenses incurred in moving tenants in and out, plus any finance charges on your money and depreciation and wear and tear. (A good accountant can help you figure this out; it is entirely possible to run a property cash positive and lose money long term if you don't understand this.)

Once your basic ownership strategy is in place, the next questions are about the property itself, and its neighborhood. First and foremost - are you buying a property that's in a growth area? Is your local demographic young and adding jobs, or older? These both influence the decisions for buying commercial real estate properties.

What's the property worth today? Don't just take the listing price; take an average the selling prices of the six most similar properties in the six months to a year, weighing them for different neighborhoods and demographic areas. Combine this with the demographic questions above, and you'll have a decent baseline for whether or not to do a buy-and-hold or a buy-and-flip strategy.

Before committing to the property, look into the repairs that need to be done. If you haven't done property renovations before, take the time to run some preliminary back of the envelope quotes for time and money. Sinking a lot of money into repairing a property can make sense if it lands you an anchor store or two, in an area where the municipality is growing.

In a related vein, don't forget to ask why the seller is unloading the property. In some cases, this will be obvious; a death in the family has resulted in the commercial property needing to be liquidated for the heirs. In other cases, it may have more to deal with tax issues and regulatory burdens.

Both the "fixer upper" question and the seller's motivation question tie into the acquisition calculation: What can the property be acquired for? Does the property have accumulated equity that you have to handle, or existing tenants that are either elevating or deflating its asking price? All of these are factors to consider when looking at acquiring a property.

Finally, look at cash flow. When all other details are factored in, current cash flow and future cash flow are the keys to making a buy-and-hold strategy work, and it's worth it to pay more for a property now with greater cash flow potential later, particularly if you're planning on using your commercial real estate income stream as your retirement income, or seed money for other projects.

Writing for Quantity or Writing to Market and Make Money

Most writers who are single self-employed free-lancers know that they could write more, but they also realize that they must spend their time selling what they produce. As a hobby writer in retirement, I have a complete advantage over other writers as I can write without ever worrying about selling a single word. Imagine the strength and agility I have over a professional self-proclaimed expert writer.

It would be difficult to compete with a writer who never had to sell their works, after all how could a free-lance writer keep up with someone who can write 16,800 words per day and knows that his articles, eBooks or information does not have to be perfect, because it is not for sale, it is free. Indeed, the professional writers will say that is all its worth. But I say they are just jealous and trying to keep up their self-esteem between popping their Prozac pills to help with their manic depression. So, take that writers, eat my dust.

So, who is the ugliest woman in sport? Here are a couple of suggestions, and how you can use niche marketing principles to profit from it...

I did think of putting Maria Sharapova at the top of the list, but the only ugly thing about her is the incessant yelping on court! Another tennis player worthy of inclusion might be Serena Williams, who undoubtedly uses gamesmanship to win, which I find ugly.

On the looks front, it would be harsh to single out individuals, after all I'm no supermodel myself, but some of those shot putters would only be loved by their mothers!

Ok, that was a little bit of fun, but let's look at the serious side of making money online from niches.

A niche is simply a group of people who are all interested in the same thing. Sport provides a huge amount of niches, which is why it appeals to me, but a niche can be made up of people with an interest in any subject, from stamp collecting to losing weight to Star Wars fans.

Once you've identified your niche, which can be done using free online tools, you can then focus your efforts on providing a product that *only* that market will be interested in.

This may seem counter-productive at first - surely you'd think you were limiting your possibilities?

In fact the opposite is true, because although each niche may be narrow and fairly small it makes it easier to profit from the market, and it's also a model you can then roll out to all the other niches you can think of!

You just repeat the process over and over as many times as you like - the great thing is that once set up, they can be left to pretty much operate themselves, leaving you free to go and set up more niche income streams!

There are no big secrets to this principle - many people make large amounts of money with it, so it's simply a case of putting the tried and tested techniques into action, and you too can start profiting from niches, including maybe the ugliest women in sport!
