Well, it looks like it happened again. It's 2008. Seems like only yesterday we were celebrating 2007. Isn't it funny how time just seems to "fly" right by us?

You know, just last year I was recovering from major financial devastation. I was still reeling from the goat farm disaster (have you heard that story yet?). After that I came back home and didn't really do much of anything. Eventually I got into another business but I was forced to sell out and lose money on the deal. All I was looking for was how to make money online easy. But why am I telling you all this? For 3 reasons, really.

When it comes to failure, I about take the cake. I know what it's like to want something really bad, but nothing ever seems to work out for you. Actually, a few times in my past I was about "this" close to changing my life. But for some reason, whenever I got close to making money, it seemed like something would screw up.

Once, I was about to make $5,000 scouting out foreclosure properties. I found the perfect deal, and right before it was set to close, the sellers backed out and decided to actually let their house go into foreclosure! Another time I bought a stock that doubled in value! I thought about selling and decided not to. The next week the stock went up from $2.12 all the way up to $25 per share.

I was ecstatic! But when I went to sell my shares, I found out my step-dad had logged into my account without my permission and sold my stocks because they had doubled. He thought I was stupid to hang on to them. Had he not done that I would have made over $10,000 that day.

I bet you have a story like that too. How you ALMOST made it. How you almost got there, right? Well, my whole point is that you don't have to give up. We all face challenges, I call these defining moments. The greatest secret of the world's wealthiest people (from all time) is that they never gave up.

During the last year, I've met a lot of rich people. On an average day I spend my time talking to multimillionaires. And guess what? Everyone of them have a story about what didn't work. What went wrong. And even, how they felt like giving up at times.

Theres so many different markets. Theres just millions of them.

Youve got to come up with one thats hungry with a real need and where theres money to spend.

Just remember, the market you sell to doesn't have to be sexy and it doesn't have to be exciting. It just has to be big, passionate and filled with people who aren't afraid to spend money.

Drop shipping is a process by which a seller advertises an item on eBay, but doesn't actually pay for the item until it sells. Once a customer buys the item and pays for it, the seller contacts the drop shipper and pays for the item, and the drop shipper ships it directly to the customer. Sellers don't have to store the item or ship it. I personally don't use this method for several reasons:

• I can find merchandise more inexpensively through other means
• The profit margin is very small
• I am not able to physically handle the item and answer questions about it or give measurements
• Some drop shipping companies charge a fee to use their services
• Returns can be confusing

Let's look at an example. You can purchase high quality wool sweaters from a drop shipper for around $30. In my experience, you are lucky to get a sale price of $30 for a brand new wool sweater on eBay. You can also find quality wool sweaters in a thrift store for about $3. The item might be used, but if it is a quality name brand and in very good condition, you can sell it on eBay for $20 - $30. Many people (especially international customers with limited supply in their country) are willing to purchase gently used clothing as long as it is in good condition and a quality or designer name. If you purchase the item from a drop shipper, your profit will only be a couple of dollars at best. If you find the sweater on your own in thrift store, consignment store, estate or garage sale, you have significantly increased your profit margin to and will profit around $17 to $27 on just one item.

Granted, you don't have to find or store the item when you work with a drop shipper, but you aren't making much money either. Sellers who use drop shippers are forced to keep their starting prices high or they will lose money. They have to charge at least the amount the drop shipper is charging them to just break even. By finding the item on your own, you can significantly undercut the competition by pricing your items lower and still make a nice profit. You will get the sale, create a larger clientele, and receive positive feedback thereby establishing your eBay reputation.

Look through eBay completed listings at how many items are not sold because the starting price is inflated. Some of these are the sellers are using drop shippers. These sellers also usually have multiple listings for the same exact items with the same exact photo (provided by the drop shipper). These sellers constantly re list the same item over and over again and end up paying a lot of fees, without having many sales to pay the fees.

Furthermore, many eBay sellers use the same drop shipping companies, so their listings and photos look the same. These sellers are saturating eBay with too much of the same product. There is no competitive edge when using drop shippers. Say for example you want to sell iPods through a drop shipper. Many other sellers are already selling iPods through drop shippers. When a potential buyer searches for "iPod" on eBay, he will receive several hundred listings with the same picture, description, and inflated starting price. What will cause a customer to buy from you over the other 200 sellers offering the exact same product?

The competition is too tough, and the profit margin is too low when drop shippers are involved. You are much better off doing the legwork yourself and finding unique items that stand out and drive bidders to your listings.

Commercial real estate investment is like any other investment. You have an end goal - making more money than you spent. The processes, and setting your objectives, offer a great deal of latitude in how to turn your initial investing dollars into a solid profit potential. The essence of this is asking the right questions before you acquire the property, not only about the property and seller, but also about your objectives with it.

The risky way to make money on commercial real estate is to "flip" the property - to invest in one, do renovations, or bring in new long-term tenants, and then sell it for more than you paid for it. This requires a decent understanding of your local commercial real estate market, market timing dynamics, and a lot of research. In many cases, it's best to start lining up the buyer before you line up the property to sell. Other times, it's simply a matter of having a piece of property at the right place and right time when an investor comes through, or when a city is expanding.

The more conventional approach to commercial real estate investment is a "buy and hold" strategy. You buy the property, invest in improvements, and bring in tenants who bring a good revenue stream with them. A general rule of thumb is that the revenue stream should be at least 20% greater than the monthly costs of maintaining the property, including labor, periodic fixes for damages, expenses incurred in moving tenants in and out, plus any finance charges on your money and depreciation and wear and tear. (A good accountant can help you figure this out; it is entirely possible to run a property cash positive and lose money long term if you don't understand this.)

Once your basic ownership strategy is in place, the next questions are about the property itself, and its neighborhood. First and foremost - are you buying a property that's in a growth area? Is your local demographic young and adding jobs, or older? These both influence the decisions for buying commercial real estate properties.

What's the property worth today? Don't just take the listing price; take an average the selling prices of the six most similar properties in the six months to a year, weighing them for different neighborhoods and demographic areas. Combine this with the demographic questions above, and you'll have a decent baseline for whether or not to do a buy-and-hold or a buy-and-flip strategy.

Before committing to the property, look into the repairs that need to be done. If you haven't done property renovations before, take the time to run some preliminary back of the envelope quotes for time and money. Sinking a lot of money into repairing a property can make sense if it lands you an anchor store or two, in an area where the municipality is growing.

In a related vein, don't forget to ask why the seller is unloading the property. In some cases, this will be obvious; a death in the family has resulted in the commercial property needing to be liquidated for the heirs. In other cases, it may have more to deal with tax issues and regulatory burdens.

Both the "fixer upper" question and the seller's motivation question tie into the acquisition calculation: What can the property be acquired for? Does the property have accumulated equity that you have to handle, or existing tenants that are either elevating or deflating its asking price? All of these are factors to consider when looking at acquiring a property.

Finally, look at cash flow. When all other details are factored in, current cash flow and future cash flow are the keys to making a buy-and-hold strategy work, and it's worth it to pay more for a property now with greater cash flow potential later, particularly if you're planning on using your commercial real estate income stream as your retirement income, or seed money for other projects.
